Luxury Home Plans Return With Dozens of Tweaks at Former Bouley Bay Hotel

Revised plans for a luxury home on the site of Bouley Bay’s former Water’s Edge Hotel have been resubmitted to planners, featuring 25 design amendments – among them a three-metre shift in the position of the property’s tennis court.
In a supporting statement, the project’s planning consultants said the majority of the changes to the previously approved scheme were “relatively minor”. These include increasing the ceiling height in the café, removing skylights, installing access ramps and fitting automatic venetian blinds. The only alteration classed as significant is the modest relocation of the tennis court.
The Water’s Edge Hotel has been closed since late 2008, with proposals to demolish the building and replace it with a private family residence progressing over a number of years. Planning permission was granted in 2022, after which the site was purchased by an unnamed family for £6.4 million.
Demolition work on the former hotel began earlier this winter. During the works, the area has been secured with fencing and a temporary wooden structure has been erected to accommodate Mad Mary’s Beach Café and the Bouley Bay Dive Centre.
The proposed home includes staff quarters and a range of high-end facilities, such as a 160-square-metre gym, spa and massage room, hammam, sauna, billiard room, extensive landscaped gardens, and both indoor and outdoor swimming pools.
Plans also allow for the dive centre and beach café to continue operating at the bay once the development is complete.
