House prices in Jersey have remained largely unchanged over the past year, while the number of properties sold has declined, according to the latest figures from Statistics Jersey.

The average price of a property sold between July and September 2026 was £607,000, matching the figure recorded during the same period last year.

However, prices remain 13% below the record levels reached in the third quarter of 2022.

Statistics Jersey recorded 270 property transactions during the third quarter of 2026, down from 282 in the previous three months. Despite the quarterly decline, sales were higher than in the first quarter of this year, when 214 properties changed hands, and the final quarter of 2025, which saw 239 sales.

The figures were released on the same day the Bank of England increased its base interest rate to 4%, marking its first rise in more than three years.

Property prices by type

The report provides a breakdown of average prices across different property types during the third quarter:

  • One-bedroom flat: £309,000

  • Two-bedroom flat: £502,000

  • Two-bedroom house: £558,000

  • Three-bedroom house: £776,000

  • Four-bedroom house: £1,090,000

First-time buyers accounted for 17% of property purchases during the quarter, a slight increase on the 16% recorded in the previous three-month period.

Meanwhile, the cost of renting in Jersey's private sector also continued to rise, with average advertised rents increasing by 7% over the same period.

The latest figures suggest that while property values have stabilised over the past year, affordability and rental costs remain important issues for people looking to secure a home in Jersey.
