Holiday-let plan for former Jersey seaside restaurant rejected again

Plans to turn a former seaside restaurant at La Pulente into a holiday home have been rejected by planning officials for a third time.

The owners of Nude Dunes, in St Ouen’s Bay, submitted their latest proposal after the restaurant closed unexpectedly in November 2023. Earlier applications to change the use of the building were turned down in 2024 and 2025 amid concerns over its impact on the surrounding landscape.

The latest application sought permission to convert the building into a two-bedroom holiday let, while retaining a café on the site.

However, a planning officer recommended that the proposal be refused, saying it was substantially the same as previous applications.

The officer’s report said planning policy supported development that contributed to Jersey’s economy, but concluded that a single holiday-let unit would not provide sufficient employment.

The report also said the proposal would fail to protect or improve the character of the Coastal Protected Area and Coastal National Park.

The application will now be considered by Jersey’s Planning Committee at its meeting on 17 September.
