Plans to Convert Former Jersey Seaside Restaurant into Holiday Lets Rejected Again
A proposal to transform a former seaside restaurant in Jersey into self-catered holiday accommodation has once again been rejected by the island's planning committee.
The site, known as Nude Dunes and located at La Pulente in St Ouen’s Bay, has remained empty since its closure in November 2023.
An earlier application seeking permission to redevelop the property—including a two-bedroom flat and a café—was turned down last year following strong local opposition, with more than 100 letters of objection submitted.
Despite revisions, the updated plans were unanimously rejected by the committee, primarily due to concerns over the potential impact on the surrounding landscape. The building sits within Jersey’s Coastal National Park, an area subject to strict environmental and planning controls.
In a decision earlier this year, an appeal to overturn the initial refusal was also dismissed.
Public opposition to the redevelopment has remained strong. In July 2024, around 250 people gathered on the beach outside the former restaurant to protest what they described as “overdevelopment and privatisation” of the coastline.
The property owners had previously attempted to sell the building but said they had not received any offers that met their expectations.
